Pine Street Home Application Process
Who can apply for Homeownership?
While anyone is welcome to apply, please note that the demographic for the Pine Street home is targeted for a local veteran and/or someone with lived experience of homelessness that has been able to maintain affordable rental housing. All applications will be evaluated by an independent selection committee using a standardized scoring system. Because we value your time and the effort required to gather documentation, we recommend applying only if you meet our target market criteria. This ensures that the process remains focused on those most likely to qualify for the program at this time.
In addition to the requirement of meeting target market guidelines, all applicants that meet the criteria MUST attend one the of the three homeowner orientations held prior to the start of the application intake period.

- Veteran Status
- Previously Homeless (with successful rental history)
Income & Documentation
You must be able to verify your financial history.
- Steady Income: Employment, Social Security, Disability, or Fixed Income.
- Paper Trail: You must provide pay stubs, award letters, and tax returns.
- Tax Compliance: Most recent federal tax returns must be filed.
Financial Thresholds
Your total household income must fall at or below 80% of the Area Median Income (AMI).

Credit Check: A 640 score is preferred. If yours is lower, we look for stable income and a willingness to work on credit improvement.
The “Sweat Equity” Partnership
Habitat is a partnership, not a traditional sale. You must be willing to chip in:
- Labor: Painting, landscaping, and fence construction.
- Storytelling: Signing a marketing agreement and sharing your journey via photos, videos, and social media.
- Occupancy: You must agree to live in the home (no investors/renting).
Mandatory Orientation
The gatekeeper to the application process.
- Must attend in person to receive an application.
- Timelines and loan terms will be explained here.
- No phone inquiries: All specific questions are answered at orientation.
Quick Eligibility Checklist
- I am a Veteran or previously homeless.
- My income is below the limit for my household size.
- I have no recent unexplained bankruptcies.
- I am ready to perform physical “Sweat Equity.”
- I can attend the mandatory in-person orientation.
Enroll in one of the Orientation Sessions:

– Wednesday, February 18 at 5:30 pm
– Saturday, February 21 at 1:00 pm

During the Orientation, Our Team will Review:
1. Application Period
Following the orientation sessions, the application window will be open from February 23 – March 6. Only applicants who attend an orientation will be eligible to apply. All documentation required for a full application must be submitted no later than 5:00pm on March 6th. All incomplete applications will not move forward to Family Selection Process.
2. Family Selection Process
All completed and qualified applications will be reviewed by our Family Selection Committee, a volunteer committee that uses a standardized scoring metric to ensure families are selected equitably, consistently, and without bias. Dependent upon how many qualifying applications are submitted the selection timeline will very.
3. What Happens After Selection
Once a family is selected, we will:
- Officially announce our newest Habitat partner family
- Begin the sweat equity phase, inviting volunteers back to the site for exterior paint, fence construction, and landscaping
- And then we Celebrate!!! Habitat will welcome all donors, volunteers, and partner agencies to a ribbon cutting and key ceremony in early spring to welcome the new homeowner into the Habitat for Humanity Yuba/Sutter family
4. Important Information for Interested Applicants
The Homeowner Orientation is the primary way to receive information about this opportunity. All questions related to eligibility, credit, loan terms, documentation, and next steps will be answered during the orientation.
